Complaint against sanroyal.
I was interested in one of the sanroyal builders 2bhk apartments.The project name is sanroyal areena in 2020 The flat that was booked flat No.2E in mannuthy Trichur, after I paid the booking amount of 1.50000/- and for the Registration amount of 1.150000/- total amount I paid of Rs: 2.650000/- at the date of (1.12.20).I came to know that the right from the beginning everything they told were lies one Mr.Sijo Philip executive in sanroyal and Mr.Bijo (manager) in Trichur sanroyal.when I came to know that, I cancelled the booking on Dec.19.2020 after months of follow up calls one of the executive Vinda K K(Assistant manager Customer Relations Department).

she is asking me to send an email once more to cancel my booking and I sent an email to cancel my booking on Feb.04.2021 & requested refund of my booking amount.Till now they refunded just Rs.80000 On 2021 November they give me two cheques it's getting bounced and then after the phone calls they will transfer the amount through net banking the first thing I noticed about sanroyal builders they are not trustable.and it's a fraud company once u put your money they will not going to refund the money.

The people's working in this company they will not attend your phone calls and no more reply for the messages and once they attend the call too much lies they are saying ,from my investigation I know that more people's lost their money and there is more complaints in RERA against this builders.Until two years am waiting for my refund once you check with the complaints in real estate groups in social media's you can notice the people's who complaints against this sanroyal builders.

So please take care of this fraud company Sanroyal Builders & also please don't trust the words of the people's who were working in this company...Don't waste your money and time.Go for good builders in kerala I have all the proofs and Documents....

To the Ladies and Gentlemen who are planning to buy a flat,villas being developed by Sanroyal. We had a very bad experience with this builder. Due the delay, we approached them to cancel the booking and return our money..

It's been more that 10 months but we still have got the refund. Their Sales head Rajkumar, Sales executive - Anish, their Accounts peraon Shaleem, all are liers. They are shouting at us for asking for our money back.

They have blocked my numbers and all the other numbers from which i have tried to contact them. This show that they are trying to do some fraud. To me it looks like a sinking ship. Please think twice before investing in Sanroyals!!!...

I had booked a flat as part of Sanroyal Astoria Trivandrum. But, due to personal reasons, had requested for cancellation in July 2019. It has been more than 2 years, but the refund has not been fully pad yet.

I had paid some initial amount as cheque, which is yet to be given back. The bank had also cut amounts for several months from my savings account as part of loan repayment since the builders did not.

I am yet to get that back as well The loan is closed now after several followups, but the above 2 amounts are still pending to be refunded. When contacted, whoever picks up asks me to contact Finance team The Finance team does not respond at all.

Even though I inform them, they still ask me to contact Finance team who does not respond on whatsapp or call. I don't know how man times I have informed my situation, but no one seems to care that Finance team does not respond.

I am at a roadblock on what is to be done....

This is a detailed review about my experience with Sanroyal builders.

If you think about buying their properties and dont want to lose your hard earned money like me , pls read this completely and then take a decision about your business with them.

In short, a one liner about Sanroyal builders: these builders are cheaters. This is my experience.

I was interested in one of their 2bhk apartments. Things started to take a u turn after I paid the booking amount. Right from the beginning everything they told were lies. When I came to know that, I cancelled my booking and requested refund of my booking amount. Till now, I have got no response from them. Here is the list of what they promised and what I actually got

What they promise - after the payment of the booking amount, the customer service team will call and confirm the booking, ask for any customizations and let me know the status periodically
What I got - After the booking amount, I didnot hear from them for the next 3 months. After 3 months, I contacted them because for the payment, I didnot get the agreement that I signed. I just had the receipt.

What they promise - after signing the construction agreement, they took the agreement and told me that they would take a copy and return the agreement the next day. What I got - Never heard from them for 3 months until I call them.

What they promise - The apartment would be handed over to me in 1.5 yrs with an extension of 6 months if something happened

What I came to know when I investigated - They delivered their previous project with a delay of 3 years without occupancy certificate and Khata. I investigated after I made the payment. I should have done it before.

What they promise - In the agreement, they mentioned that they would hand over the property by Dec 2021.

What I came to know when I investigated - In RERA certificate, the completion date is 2023. When I called to ask about the date discrepancy, their reply was that they are not aware that the date was 2021 in my agreement. You can see the extent of their professionalism here.

After 4 months of paying booking amount, they sent me pictures showing the progress of the work so that they can ask for further payments. They also sent me the purchase agreement. When I said that I have to validate the agreement with a lawyer, they became pushy to sign the agreement. That is when I investigated the above things and found that they are fraudulent and manipulative. I even looked into their previous projects and found that they delivered it with a delays of 3 years without any required certificates.

All these above experiences made lose my trust and requested cancellation and refund. I sent them 3 emails. They didnot even show a courtesy to reply to the emails. I sent a legal notice from a lawyer. They didnot even respond to those.

By sharing my above experience, I hope you would invest your money with genuine people and business.
